Neglected compared to the feathers
Stayed here for a recent long weekend. Whilst the Feathers is a beautiful pub and offers great breakfast, the lawn rooms feel out dated and some what neglected. You need to check in at the feathers and then make your own way down to the lawns which is about a 5 minute walk with parking behind the building. There isn't ever anyone at the reception at the lawns so you very much are left to fend for yourselves. The rooms are large but feel out dated and the bed was particularly uncomfortable, being incredibly soft with no support. The bathroom had a bath with a shower a shower head but nothing to hold the shower head. Offering a shower cap did make me laugh for this reason. There are lovely bathroom products to use and tea and coffee making facilities provided in the room. Breakfast is served back at the feathers hotel which was lovely.

We where informed that meals would be served at The Feathers, and was made aware in advance no restaurant or bar service in The Lawns. Sadly though The Lawns just feel neglected, had trouble finding the correct door to go in, basically its the staff door under the fire escape!! You enter into what I can only describe as a service area, not nice at all! Room pleasant enough, bathroom...had a bath with shower attachment but no where to put the shower, so I was a bath only, made me chuckle that a shower cap was supplied! Water was boiling hot, so take care. Be nice to be able to leave key at The Lawns when leaving, as going backwards and forwards for breakfast, packing and then back again to drop the key off was slightly frustrating. Luckily the weather was dry so not an issue this time. If staying again would just book The Feathers, personally feel The Lawns should be closed until fully up and running.

We were booked into the Lawns Rooms and due to the changes took breakfast at the Feathers Hotel. During this transitional period, there appear to be some issues which I am sure will be resolved once the Lawns is refurbished in due course in order to meet its 4 star level. So, there were good points and bad points regarding our stay. Lawns Rooms is very convenient for exploring Holt, with a good sized car park at the rear - a real bonus. Breakfast at the Feathers was excellent and we also ate there on two evenings enjoying both meals, with lovely service. The restaurant was busy, which was good, as there is nothing worse than eating in an empty restaurant! The room was clean, quite spacious with a nice view of the garden and the grounds of the school opposite. Lovely fluffy towels with plenty of toilet rolls and toiletries provided. There was a coffee machine, although we did not use it. However, the water for the shower which is situated over the bath can only be controlled by the bath taps whereas for safety this should have been a thermostatic shower - so you had to move the glass screen to turn the hot tap on and then the cold. The water was dangerously hot for anyone with young children or for someone who did not understand how to use it. My husband is a retired plumber and couldn't understand how this shower could have still been in use. Following the recent changes, rather than go through the lounge/bar area to the front door, we were told that the residents entrance is now located at the rear of the building, and there is a sign up on the back door. However, we didn't feel that this gives a very good impression, as the hallway is quite grubby looking, and the area outside leading to the car park is where the dustbins are kept and you could see cigarette ends on the ground. One afternoon, on returning to the building, we were very surprised to see a young man changing the tyres on a car just outside the back door and later that evening when we went out for dinner, a girl was sat in the back seat of the car with him. The one time we did use the front entrance, there were cigarette ends outside as well. We noticed that a gardener came one day to cut the grass, so hopefully he cleared these away. Regarding the staff, we found Vicky and everyone at The Feathers very friendly and helpful. However, whilst the cleaners at The Lawns were also friendly, we did feel that some staff at the Lawns were clearly lacking in customer services skills - no response whatsoever when we handed in our keys as would be expected, and strangely, there never seemed to be a manager around to oversee the staff. So if you want 4 star treatment, the Feathers is probably the better option at present - but the Lawn Rooms is nonetheless a nice place to stay offering a nice clean room and good car park, but its just no longer 4 star.

I recently stayed at this small hotel in Holt.The hotel is attractive and my room was lovely, very clean and large bathroom. The staff were very friendly. The lunch menu was limited and we were told it was because they only had a trainee chef. The breakfast was good on the first day but not so great on the second.We decided not to eat there in the evenings because of this. My main issue was the fact that at night there was no one staffing the hotel at all. I needed to speak to someone in the hotel at 11.30 pm.As there are no phones in the room I went downstairs and was surprised to find that all areas were locked up and nobody to be seen. The only area not locked was the outer door for fire escape. I then tried to phone the hotel from my mobile but it went to voicemail.There was no information on who to contact in an emergency in the room. I spoke to the staff about this the following morning and was told that they don’t have anyone available in the night. I went to bed feeling quite concerned. What if there was a fire ,intruders or medical emergency. You would be left to deal with it without any assistance.This is not what I would expect of a 4 star hotel.

Stayed for two nights. The hotel was clean and comfortable. Staff were very friendly and helpful. Unfortunately the hotel is about to close for changes to be made and the bar was slightly depleted. The food was very good but menu was again slightly limited. Breakfast was good with lots of choice. I was surprised that our bedroom windows ( tilt & turn) didn’t have window restraints. It was however a very enjoyable stay in an excellent location.

We stayed here for 3 nights with friends. We chose to stay in the Garden rooms. Everything was well appointed including a mini fridge. Fresh milk and biscuits provided daily. The hotel is situated in a quiet position 5 minutes walk from the town centre. Parking is available. We enjoyed wonderful tasty breakfasts and ate in the restaurant. The food was extremely tasty and service was excellent. You could tell the staff were happy which seemed to be an example set by the manager. We would definitely come here again and have no hesitation in recommending this friendly and clean hotel. Thank you for making our stay so enjoyable

Myself and my husband has recently had our wedding reception here, and through covid lockdowns we have had to cancel at short notice and myself being the bride, having many worries about everything going to plan, mitch (the manager) and jade (assistant manager) reassured us the whole way through that all will be fine. They catered to many different dietary requirements and the food was the most delish, my guests were asking for more!! Mitch and his wife and staff Tom and jade could not have done any more for us and our guests, they decorated and hosted our special day better then we could ever imagine! Myself and my bridesmaid stayed the night before and the room was spotless and spacious, and the bed.. Was by far the comfiest bed Ive ever slept in. The house keeping lady was so nice and friendly too, she even helped me into my dress, but she always had a smile on and was happy to help with anything! When myself and hubby got back to the hotel she had been in and changed all bed and towels to fresh ones and had a tidy up! She was fab!! After every thing these guys did for us I would reccomend them 110% to anyone, from the Constant reasurring, the the flexibility, the decorating, the service, the food, not forgetting the banter and dancing after pulling them all on the dance floor for the last dance of the night. Anyone thinking about having a wedding here, do it! You won't regret it!!

As a local and finishing a another 60 hour week, the lawns is always a great place to relax. We have been regulars for many years. Sue and Daniel with support of the different staff over the years have done a good job. This year Mitch and Sarah took on the management and have brought a great family feel to the guests. In such hard times running hotels and pubs they have really rallied when short of staff. Mike the chef is tip top. Not every day is perfect never will be but overall a good job done. Then came the takeover, Chestnut inns, high Hope's for all. The reality though is clear hike the prices, don't worry about the locals. Suddenly the staff are all flat and some already have left. Business groups never get right in Norfolk it just isn't the same recipe to success.

Excellent stay at The Lawns which is now dog friendly (website hasn’t been updated yet) Mitch, his family & staff were all amazing and made us feel most welcome and nothing was too much trouble! Food was excellent compliments to the chef! Nice bar area. Lovely rooms, clean & comfortable with everything we needed. Holt is a lovely area we will definitely be coming again!

The staff running the hotel took over recently and went out of their way to make our stay exceptional. Mitch and his family couldn’t have done more to make us feel welcome and looked after, including our two dogs (the hotel is newly dog-friendly). Rooms were spacious and clean with comfy beds, including dog beds for our pups! Dogs are welcome in the conservatory (rather than main restaurant) which was lovely overlooking the garden, and the bar. The chefs are excellent, we had breakfast and dinner both days and everything we ordered was delicious. Located brilliantly for exploring Holt which has some great local shops and tea rooms, make sure you venture down the side streets off the main road. We will certainly return when next visiting Norfolk. A great weekend away.
